The order in which convenience stores (C-stores) rank in the “food chain”, so to speak, is evolving. Most Baby Boomers, and those before them, wouldn’t have dreamed of buying food from a gas station when they were young. That was gross. Today, C-stores have improved their foodservice options and are succeeding at stealing share from both quick-serve restaurants (QSRs) and small format grocery stores with offers like ”Meal Deals”, “Grab n Go” and “Made to Order” options. Today, you can find these offerings advertised on point-of-purchase signage at all of these retailers. When you add in factors like late night hours, location and convenience (parking and ability to get in and out quickly), the lines are further blurred, as they all pretty much offer these considerations as well.

NACS (National Association for Convenience Stores) held their annual NACS Show in Las Vegas this past month. The show was considered a success with 1,100 exhibitors and 23,624 attendees. Also fitting that description are many of the luxury retailers who operate out of smaller spaces and generate high sales per square foot.

Commercial, retail real estate struggled through much of the recession. When funding dried up many new developments were mothballed, or worse, work was started but never completed. During that time it was not uncommon to see unfinished, abandoned retail development. Cincinnati, Ohio’s Kenwood Towne Place is a poster child for this problem. In late 2008 work stopped on the $175 million mixed-use project. Contractors walked off the job because they were no longer being paid.

Fast forward five years and things certainly
